Eight Courtyards utilizes a unique combination of environmental deck and multi-storey car park to achieve the required car parking numbers in the development. Employing an E-deck over the entire site would have reduced the number of floors for units. As such, 2/3 of the blocks sit on grade whilst the rest sit atop the E-deck.
Units on the 1st storey look into the sloping greens of the E-deck, which were initially thought to be unpleasant. However, by turning the constraint into an opportunity, the themed courtyards were formed and became a selling point for the development.
From a site planning point of view, the blocks were pushed to the perimeter of the site, to maximize the landscape/pool area in the center resulting in a larger than usual communal area.
In designing the block plan, we challenged the idea of the typical H-plan, where 50% of units face the pool while 50% do not enjoy the view. By rotating the block into a cruciform, 3 out of 4 units enjoyed pool view, enhancing the marketability and selling price.
Even the roof over the multi-storey car park was turned into a landscaped oasis, providing units on that level with a landed property feel.
